Ace Hotel/United Artists Theater Building

The Ace Hotel Downtown Los Angeles is a 182-room boutique hotel in the historic United Artists Theater Building. The 13-story former office building is a combination of steel frame and reinforced concrete construction built in 1927. The ground floor consists of a lobby and street-front restaurant with a mezzanine level. The second floor was converted to a functional space for meetings and events and back-of-house space. A lounge and pool deck were constructed on the rooftop. The theater underwent cosmetic upgrades, historic refurbishments, and food/beverage space additions.

 

Morley Construction Company provided concrete subcontracting services for the project, totaling 750 cubic yards. Existing concrete was tested prior to design to determine the magnitude and locations of required structural repair. The roof slab was reinforced to support the load from the lounge and pool. The interior incorporates old and new exposed concrete at the slab and beam ceilings and columns. New concrete elements included a concrete overlay to strengthen existing concrete shear walls and a concrete moment frame, beams, and columns applied at the interior face of the historic Broadway elevation. To strengthen the support system for the theater slab and allow for the excavation of a new basement, new deeper foundations and extended, enlarged columns were required. Strengthening the beams, extending columns, and removing every other column allowed for the addition of 5,000 square feet of basement under the existing theater floor.
